Measom have been working with Multiplex on a project in Bloomsbury, London. We have recently completed one of the two buildings, a mixed-use development with both commercial and residential spaces available. We had design responsibility throughout.
The underground and ground floor are dedicated to commercial spaces. The design of the commercial spaces meant that the lighting and venting services are exposed. We installed firestopping where required to ensure the fire specification was achieved.
The ground floor features bulk heads and beams around the windows which are consistent in design throughout. All bulkheads and beams meet the 90-minute fire rating, including those windows which sit next to a fire escape. Windows next to the fire escape have a fire curtain which the bulk head securely holds, encasing the services and electrics required too. The beam encasements keep a fire track detail, enclosing the curtain.
On the other side of the floor, there are features such as skylights and angled bulkheads, beam encasements alongside shadow gaps throughout. We had also undertook the painting and finishing within the communal toilets in the commercial space, not a service we usually provide.
Above the ground floor are the residential spaces containing 55 apartments, including 3 penthouses. Externally, we installed SFS framing with CP boarding. Internally, each apartment is filled with features such as shadow gaps, lighting troughs, grill openings and again beam encasements throughout
In the hallways, we made openings for ecophon tiles which we fitted to ensure services are easily accessible. Within the stairwell, we had formed openings with fitted movement joints. This meant that should one floor move for any reason, the adjoining plaster on the other floors would not, preventing cracks.

Overall, we couldn’t be more pleased with the end result. It has been a delight to work alongside Multiplex and we continue to do so for the second part of the project on Charlotte Street, a commercial build.
